Take pride in an Anderson Mill home
Anderson Mill’s southern border is Anderson Mill Road, which feeds off of both the east and west sides of Highway 183. However, Anderson Mill Estates, a cluster of newer and more high-end homes, sits to the southwest. To the east, the subdivision extends all the way to Parmer Lane, and heading west, it extends to Highway 620, but even spills over into Cedar Park well beyond the highway. Otherwise, it is generally bordered by 620 to the north.
Like nearby Avery Ranch, Anderson Mill is in the northernmost section of the city of Austin, yet falls under the jurisdiction of Williamson County, not Travis. This means your taxes and law enforcement are with Williamson County, and your schools are actually split between the Round Rock and Leander school districts.
Generally speaking, you can find a decent although modestly sized (say, 1,600 square feet) home that is most likely a single-story, smaller residence on a smaller lot.
However, if you want something larger or your budget will allow you to pay more, look around. Anderson Mill homes vary in size, condition and age depending on what section you find yourself. This is one of those areas that was established long ago but has had additions added as Austin’s population grew. Older homes here were built in the mid to late 1970s, and construction went on into the 80s and 90s.
Homes to the eastern and western borders as a general rule are larger, newer and more expensive. The section of Anderson Mill that extends into Cedar Park past Highway 620 includes homes that were built within the last ten years. Anderson Mill Estates actually shares little in common with Anderson Mill other than the name. This private enclave is surrounded by greenbelt; homes sit on generously sized lots under tall, plentiful oak trees and can reach past the $350,000 mark up to nearly half a million dollars.
At the same time, the older neighborhoods here look exactly that – old. There is some inconsistency in the conditions of what some call the “starter” homes in some neighborhoods. Some are in need of work. Others have that cluttered look, with boats, trailers, additional cars and other “stuff” crowded in the driveways or alongside the lot in the street. If that bothers you, there are definitely some sections of the area you’ll want to avoid.
Anderson Mill is one of Austin’s major suburban areas, with a mix of activity, office and business developments, and residential options. The Anderson Mill Apartment Homes, a fairly large apartment complex, sits in a busy section of the subdivision that includes “The Villas at Anderson Mill”, a private neighborhood with private streets and restrictive covenants. Nearby are local schools, as well as Millrun Park, which also doubles as a substation for the Williamson County Sheriff’s Office.
The Springwoods Park is a moderately sized park that includes tennis courts, a baseball field and playscapes and slides for kids. It’s adjacent to the Anderson Oaks Apartments, another significant apartment complex.
Living in Anderson Mill, you will not be lacking access to any conveniences. Anderson Mill Road from the east or west takes you directly to 183, which is loaded with shopping centers, restaurants, commercial office spaces, and countless other establishments up and down the highway. It may all be a little too much: all the activity makes 183 one of the most heavily traveled roads in Austin, and traffic is a constant issue here.
You’re close to Highway 620, similarly populated with every kind of convenience imaginable. You’re also a very short drive to Lakeline Mall, one of the Austin area’s larger retail sites. There are ongoing talks among Cedar Park city officials and developers for more entertainment options, including an all-purpose sports and concert arena.
