Take pride in an Avery Ranch home
With homes built in the early 2000s and as recently as 2008, this is among the very newest sections of town. It is also one of the largest. Although Avery Ranch’s nicely balanced mix of residences, recreational facilities and open spaces are officially part of Austin, the entire development actually sits in Williamson County (like nearby Anderson Mill) and thus is governed and taxed under that county’s jurisdiction.
Tax records show 1,000 homes here, but developers claim over 4,000. They spread across the northernmost section of Austin, from just past Highway 183 on the west, well past Parmer Lane, and all the way to Round Rock on the east, where it shares a border with the Brushy Creek subdivision. Avery Ranch Boulevard forms the southern border, with Cedar Park and a sprawling park system to the north.
This development is so large that it was split into distinct, neatly organized sub-sections. As you drive along Avery Ranch Boulevard you’ll spot the well-defined entrances to each, with signs on large stone walls identifying each separate mini-community by name. Multiple major homebuilders have a presence here, and you’ll see all the signs pointing you in the directions of their creations.
One of the first (and most recently built) sections off to the east of Parmer Lane is “The Enclave”, a cluster of Spanish colonial style villas with red rooftops. For the newest of the new, you might look here.
Avery Ranch features an abundance of amenities. You’ll find numerous pools, ponds, tennis courts, hike and bike trails and parks woven throughout these neighborhoods, and tastefully laid out. All of the facilities still look and feel brand-new; they are well kept and sizable. The pool facilities are immaculate, the water clean and inviting.
But by far the most in-demand and popular draw here is the 18-hole Avery Ranch Golf Club, a beautifully designed and managed public course complete with a clubhouse, driving range and dining. Adjacent to the course is the gated and private “Reserve”, a grouping of houses within walking distance of the greens.
As for the homes, they are what you might expect of a young residential development like this – the most current and modern architecture and materials, and everything in excellent condition. It also helps that a strong homeowners association governs here. Homes come in a variety of sizes from the modest one-story to the spacious mansion. If you want the benefits of the community without the burdens of home ownership, there are also clusters of condominiums available as well.
The neighborhoods are quiet and clean, with no business or commercial activity, yet you can get quick access to all the conveniences you need (shopping, pharmacy, and restaurants) in moments, where Avery Ranch Boulevard intersects with Parmer Lane. You’re also close to major employers like Dell and IBM, and moments from several major roads like Parmer, 620, and 183.
