The neighborhood is located just to the north of Spicewood Springs Road at the spot where it divides into two separate paths (westbound and eastbound), a stretch of road familiar to many Austinites. The entirety of the neighborhood is based on four streets: Hillrise Drive, Greenslope Drive, Crowncrest Cove, and Ceberry Drive.
The neighborhood of Balcones Hills is a roughly fifteen minute drive from downtown Austin without traffic.
Balcones Hills was established in 1966. Almost all of the construction in the area was completed in the late 1960s and earliest years of the 1970s. Three and four bedroom homes are standard in Balcones Hills, almost all of which have two full bathrooms. Homes with an additional half-bath can also be found there.
Two car garages are standard, as are homes built of brick or stone, and constructed on slab foundations. The great majority of homes in Balcones Hills are one-story, though there are a few two story homes in the area.
Lot sizes in this part of northwest Austin are generous, which is part of the appeal for many homebuyers looking to enjoy their own outdoor spaces. The smallest home sites are about a quarter of an acre in size, some are even larger. Square footages, depending on individual floor plans, range from 1,400 square feet and 2,100 square feet.
Prices in Balcones Hills range from the low $300,000s to the high $500,000s, depending on a number of factors such as square footage, precise location within the community, lot size, and the condition of the home itself.
Because of its proximity to Spicewood Springs Road to the south and Steck Boulevard to the north, everything is nearby. From grocery stores, like the nearby Randall's to restaurants, like Mirabelle, China Café, Mangia Pizza, Lucky Dog, and Iron Cactus, Balcones Hills residents have the best of everything. And because they are situated just a few minute's drive from downtown, they have access to all the great things the city has to offer.
The same is true of parks and nature; for those who don't mind a short drive, the famous Austin hike and bike trails around Town Lake are a great target. But Balcones Hills residents seeking outdoor life closer to home can enjoy the Beverly S. Scheffield Northwest Park with sports parks, picnic areas, a swimming pool, and even a fishing pier.
For many home shoppers, Balcones Hills is the best of all worlds, which includes appealing and well-regarded area schools. Children of residents may attend nearby Austin Independent School District Schools, including Hill Elementary, Murchison Middle School, and Anderson High School.
In 2007 Texas Education Ratings, all three schools met required standards, and Hill Elementary exceeded standards, receiving the highest rating: Exemplary status*.
*In addition to completion and drop out rates, the Texas Education Agency rates area schools in part based on results from the Texas Assessment of Knowledge and Skills tests. When the percentage of passing students is 65% or above (45% or above in Math and Science) they gain Academically Acceptable status, 70-75% or above Recognized status, and 90% or above, Exemplary status.
