As of September 26, 2013, there were 328 luxury homes listed for sale in the MLS.
Where are these homes? Right now, many of Austin’s most expensive homes for sale are in Barton Creek, Comanche Trail, Westlake, Rob Roy, Costa Bella, and Davenport Ranch.

A quickened Austin real estate market across all price ranges has helped along the luxury property market, and many of these upscale homes are starting to show significantly more movement than in recent years past. Austin has seen over 200 of these properties sell this year alone, and recently increased prices are now showing signs of holding steady. The volume of Austin luxury home sales – those listed over $1 million was way up in April 2013 compared to March 2013. Sixty-five luxury homes sold in April, compared to 37 in March, for an over 75 percent increase in closed properties! High sold price, average sold price, and median sold price for the month to month comparison all ticked up as well.
On May 23, 2013, there were 348 Austin luxury homes on the market. The high list price for these active homes was $14.5 million, with a price of $1797 per square foot. The “average” luxury home was listed at $2,374,093 (about $407 per square foot,) and the median list price was $1,795,000 (about $339 per square foot.)

There are no mixed signals in the Austin luxury home market! Sales are up, prices are up, and all indications signify this upscale segment of Austin real estate is in store for a banner year, especially in popular areas such as shoreline Lake Austin properties and finely detailed estates in Westlake.
Just between February and March, the luxury homes market saw a big increase in all segments. Thirty seven homes sold in March, compared to 20 in February – almost double. The high sold price was about $1 million more, and the square foot price for that property was a whopping $755, over $200 more than the high square foot price last month. Month to month, average sold price is up about $150k, and median sold price is up about $155k.

Interested in buying a luxury home in Austin, Texas? You’ll face stiffer competition and higher prices than in recent years, but options still abound.
As of March 23, 2013, there were 305 luxury homes – those listed over $1 million – on the Austin market. These commonly include Lake Austin properties and Westlake properties. The high list price for these active homes was $15 million, which equates to about $1,797 per square foot.
Average and median list prices reflected that most luxury homes in Austin are at a lower price point. The average list price was $2,424,346 (about $408 per square foot,) and the median list price was $1.8 million (about $349 per square foot.)

Austin’s luxury homes market – homes sold for over $1 million – is starting to show marked contrast to the luxury market of 2012. 2013 has almost doubled the number of luxury homes sold, with 12 homes selling from January 1 to February 14 in 2012 and 22 homes selling by 2/14 in 2013. The median sold price of homes sold to that date this year was $1,324,950, with a median sold price per square foot of $309.30.
Perhaps even more remarkable is that there were 54 luxury homes “pending” as of 2/14. This lends itself to an even larger number of luxury homes selling/closing in Austin in February and March, further eclipsing 2012 sales.
