Like typical new subdivisions throughout Austin, there are fully decorated model units on site that you can tour, a map to show you what units are currently available, and an on-site sales agent is present to meet you and answer your questions. If you are working with a Realtor, the sales office asks you to bring that person with you on your first visit.
If you’re seeking something in this area of town but are not quite ready for full-blown home ownership, perhaps these condos are worth a look. You will get the benefits of brand new construction, without the worry of home or yard maintenance. Frankly, there’s not much yard space surrounding these units, but what does exist is well landscaped.
Built by D.R. Horton Homebuilders, this is the company’s first condo development in south Austin. Brodie Heights advertises six distinct floor plans at this site. Your budget will dictate how much square footage and how many features you get. The smallest, at 1090 square feet, has one and a half baths with one bedroom, plus a garage. For this you’ll pay about $165,000 although the builder is advertising a “buyer bonus” that will knock about seven grand off that price. Larger units are as big as 1617 square feet, and offer two bedrooms plus two and a half baths, with a two-car garage. The largest unit is priced at about $193,000.
The exteriors are wood and stone with small balconies. Interiors make a smart first impression, with new paint, plush carpeting throughout the unit and up the stairs, stainless steel appliances and kitchens with granite countertops and tiled flooring. There is good storage and closet space, although not as much in the smallest floor plan. Kitchen counter space seems somewhat limited. All units have a master bath right off the master bedroom, with both a shower and a tub.
The development also boasts a community pool, however at only four and a half feet deep and boxed into a smallish space just off the front entrance to the development, it seems awkwardly placed and certainly not big enough to accommodate multiple guests at once, especially with the ongoing construction of additional units.
Brodie Heights is within short moments of many of south Austin’s major roads, including Davis, Slaughter, Manchaca and Mopac, and close to shopping centers, restaurants and other conveniences. It is advertised as being twenty minutes from downtown, but with Austin traffic being what it is, that’s a number you might want to test.
Children here will attend Cowan Elementary School, which has been given a very good “Recognized” rating* by the Texas Education Association. Covington Middle School is rated “Academically Acceptable”, as is Bowie High School.
*In addition to completion and drop out rates, the Texas Education Agency rates area schools in part based on results from the Texas Assessment of Knowledge and Skills Tests. When the percentage of passing students is 65% or above (45% or above in Math and Science) they gain Academically Acceptable status, 70-75% or above Recognized status, and 90% or above, Exemplary status.
