Located off of Loop 360 alongside Bunny Run, across from the equally exclusive Creek at Riverbend, all the properties are separated from the street by high stone privacy walls, with iron gates at the foot of their extended driveways. These custom homes sit far back on lots of at least one acre in size, and some have views of Lake Austin. Built between 1983 and 1990, the homes here share a common tennis court – also gated and blocked by a privacy wall.
Like the other high-end neighborhoods in this part of town, it is difficult to make generalizations with respect to home sizes and styles. Each one of these homes is distinctly unique. Going strictly by the numbers, the average size of the homes here is a whopping 4,489 square feet. But even that is deceiving; most of the homes here are in the 3,400-plus range, with one even listed at nearly 6,800 square feet!
It is similarly difficult to track patterns of list/sale prices and data on recently sold properties – because there are no recently sold properties. This can be easily attributed to the fact that these are not high-turnover homes, to say the least. The last sale here was in October of 2006 for $905,000; prior to that the last sale was March of 2005 for $585,000, and before that you need to go back to November of 2004, where that home sold at $1,160,000. According to official records, anything past that puts you into the late 1990s.
There is also no sound conclusion that can be drawn concerning how long it takes to sell one of these homes: two of the recent sales were on the market for over six months, while one sold in a mere four days.
Bridge Hill is truly one of a kind, as far as its properties go. However, it is also special because it is within the indisputably superior quality, super-achieving Eanes Independent School District. Unless you place your children in private schools, it is safe to say that you will not find a more highly regarded educational experience in central Texas (or for that matter, most of Texas) than Eanes ISD. In what is a very rare occurrence, ALL of the elementary and middle schools in Eanes ISD are given the Texas Education Agency’s highest rating of “Exemplary”*, while Westlake High School comes in with a very respectable “Recognized” rating.
Eanes ISD is geared toward achievement and success like few other school districts in the state. With 37 percent of teachers holding advanced degrees, it is almost assumed that most kids here will be college-bound, and usually to some of the top schools in the nation. Westlake High School’s average combined SAT exam results are comfortably above both state and national averages.
*In addition to completion and drop out rates, the Texas Education Agency rates area schools in part based on results from the Texas Assessment of Knowledge and Skills Tests. When the standard student score is 65% or above (45% or above in Math and Science) they gain Academically Acceptable status, 70-75% or above Recognized status, and 90% or above, Exemplary status.
