Take pride in a Candle Ridge home
This phase was built largely in the late 1980s and early 1990s. Like Meadow Mountain, you’ll get to Candle Ridge by taking Far West Boulevard almost all the way to its end, before it connects into the Cat Mountain subdivision. But instead of taking Canyonside Trail, continue a few hundred more yards around the bend. There you will see the separate entrance to Candle Ridge, complete with its own sign. While it does not have the secluded feel of Meadow Mountain, it is still in an area far enough removed that you will have plenty of privacy and quiet.
Candle Ridge Drive takes you gently uphill, where you can then turn either right or left to access the homes on Candle Ridge Cove. The development is built into the side of a hill, and the construction of the homes is influenced by that, especially those on the east side of the street. They are physically flush against the side of the hill, which forces all entries and garages to be straight up at the front of the house, facing the street. Some driveways are built on a sharp incline, making them short and steep, sometimes awkwardly so.
The limited space on these driveways is likely the reason why there are actual parking spaces provided for additional cars inside the looping cul-de-sacs on either side of Candle Ridge Cove.
The main feature of this neighborhood is its elevation, where all homes sit in a position that offers an outstanding view of the surrounding scenery, including Cat Mountain and the hills beyond. Some of the homes on the west side of Candle Ridge Cove have pools, bedroom balconies and decks perched on the edge of the hill, overlooking the greenbelt.
Many of the homes are limited to somewhere less than 2,500 square feet, although depending on their positioning in this tightly organized development, some of the more generously sized properties go beyond 3,000 or in one case 4,000 square feet. Regardless, home prices here in recent years have been within the $400,000 range.
Far West Boulevard heading east is the major road that will take you back to the heart of northwest Austin, where you will find grocery stores, the post office, retail and restaurants, in places like the Chimney Corners shopping center and more options along Spicewood Springs Road and Mesa Drive. Just beyond this area is the connection to Mopac.
Kids will attend Doss Elementary School, given the Texas Education Agency’s second highest rating of “Recognized” in 2007, as well as being noted as a national “Blue Ribbon” school. They will continue on to Murchison Middle School and then Anderson High School, both rated as “Academically Acceptable”.
*In addition to completion and drop out rates, the Texas Education Agency rates area schools in part based on results from the Texas Assessment of Knowledge and Skills Tests. When the standard student score is 65% or above (45% or above in Math and Science) they gain Academically Acceptable status, 70-75% or above Recognized status, and 90% or above, Exemplary status.
