Take pride in a Cat Mountain home
FM 2222 forms the border to the west and south, while Mesa Drive borders to the east. To the north is the heavily treed feature for which the neighborhood was named � Cat Mountain. At its highest point it stands at over 900 feet. There is another massive undeveloped tract of land just to the south in the Brightleaf Nature Preserve, and yet more unspoiled nature to the west with Bull Creek just beyond 2222.
North Cat Mountain is the segment of the neighborhood that extends north of Far West Boulevard, along roads like Ladera Norte and Backtrail Drive. Here it borders the Lakewood neighborhood. You will notice that the roads take a gradual but steep incline uphill as you enter Cat Mountain from Lakewood. The uphill climb ends atop Valburn Drive. Valburn is a long street that has many larger and often custom homes, and a fantastic view of Loop 360 and the hills that must be experienced in order to truly appreciate it.
Due to its positioning in this protected greenbelt-dominated section of Northwest Austin, Cat Mountain is an area of town that will never be at risk of urban sprawl or overdevelopment. Yet it sits within minutes of several major roads, most notably Spicewood Springs Road and Mesa Drive, and of course 2222 which feeds directly to Mopac to the east, and Loop 360 to the west.
Aside from its enviable location, Cat Mountain is also known for its desirable properties. Many are nestled among heavy tree cover and on large lots with ample yard size. Most homes here were built in the 1980s, some in the 90s. All appear to be in strong shape, complimented by professional landscaping. Like nearby Lakewood, you can find a mix of properties here in a range of sizes, styles and prices. It�s not out of the question to locate as little as 1,200 square feet in the low to mid $200,000 range, but unlike Lakewood this is a neighborhood known more for its spacious residences up to 5,000 square feet and prices above half a million dollars, sometimes upwards of $1 million.
The rule here seems to be: the newer and larger the home, the more expensive � and if it�s perched up high with a great view, even more expensive.
An interesting offering here is the North Cat Villas, smaller homes located on the side of a hill, accessed by private, but very steep and narrow streets on a sharp incline. If you can stand to navigate this tricky roadway, you can find some attractive options.
Cat Mountain is governed by an active homeowners association, which also oversees a number of members only facilities, such as tennis courts, a swimming pool, hiking trails and a clubhouse.
Children living here will attend Highland Park Elementary School, which has been given the Texas Education Agency�s highest ranking in 2007 of �Exemplary�*, in addition to being recognized as a national �Blue Ribbon� school. They will move on to another �Blue Ribbon� school, Lamar Middle School. Lamar and McCallum High School are both rated as �Academically Acceptable�.
*In addition to completion and drop out rates, the Texas Education Agency rates area schools in part based on results from the Texas Assessment of Knowledge and Skills Tests. When the standard student score is 65% or above (45% or above in Math and Science) they gain Academically Acceptable status, 70-75% or above Recognized status, and 90% or above, Exemplary status.
