........One of the most recognized planned neighborhoods in the city due to its size and contribution to SW Austin’s population explosion, Circle C now hosts more than 3,700 homes with expansion planned in the southern tract of the community for a hotel and conference center, just below the already existing golf course. Despite the region’s early development start in the mid-80s, most available homes were built from 1994-present. Almost all homes are masonry built on all sides, range from 2000-3600 square feet, and list for between $250,000 and $450,000, and typically stay on the market for 45 days.
The biggest attraction of the Circle C real estate area is not only its convenient location, jetting commuters downtown in about 20 minutes, but its close proximity to Dripping Springs, aka Gateway to the Hill Country. This distinction is made abundant by the nearby Ladybird Wildflower Center, a 279-acre park and learning center committed to the former first lady’s conservation missions. Striking in its architecture, the center has also become a favorite for weddings, which book several months in advance.
Also attracting homeowners is Circle C’s accommodation of an active lifestyle. Along with an award winning golf course and tennis center, the community houses the only heated Olympic-sized pool in Central Texas, open year round. In addition to the 462 acres of dedicated parkland within the development, Circle C also boasts the Veloway, a 23 foot wide, 3.1 mile paved track created specifically to serve rollerbladers and Austin’s healthy, Lance Armstrong-proud cycling community. The Veloway has become so popular that plans are underway to expand the trail into a full 10K cycle and rollerblade facility.
Amenities have grown with the community, especially at Escarpment Village, named for the thoroughfare that weaves through the area. Just two years ago the Circle C real estate area welcomed the cavernous, 93,000 square foot grocery store HEB, complete with a Central Market café; nearby on William Cannon sit several more services, including two mega gyms and a Costco.
Area schools include 2800-student Bowie High School, the largest high school in the Austin ISD. Bowie sprawls 60 acres just east of Mopac, and is well-known for its agriculture and culinary arts programs. Middle school Bailey is rated Recognized by the Public School Accountability ratings, and Kiker Elementary reigns as one of the best in the city with an Exemplary rating.
