Lake Austin is the Texas capital's largest section of residential waterfront, located just northwest of the city center. This long narrow, reservoir is lined with upscale homes, resorts, and marinas, and is known as one of the area's most popular watersport destinations. Small boats can often be seen motoring up the center of Lake Austin with waterskiiers and wakeboarders in tow. Like Austin's six other Highland Lakes, Lake Austin was created through extensive damming of the Colorado River system in the early 1940s, and is used by the city for electrical power generation.
Lake Austin runs directly through the city of Austin between the Mansfield Dam at Lake Travis and the Tom Miller Dam, which is located west of downtown Austin just west of the intersection of Redbud Trail and Lake Austin Blvd and just above Lady Bird Johnson Lake (previously called Town Lake). According to the LCRA website, Lake Austin is 20.25 miles long and 1,300 feet at the widest point. The Tom Miller Dam on the southern end of the lake is used to produce hydroelectric power and water supply rather than to regulate flood waters like the Mansfield Dam at Lake Travis. As a result, the water level of Lake Austin is fairly constant with a normal operating range of 491.8 to 492.8 feet above mean sea level with a historic high of 495.2 feet in May 1981. The benefits of a constant level lake are excellent water sports and consistently beautiful views.
Parks on Lake Austin include Fritz Hughes Park, Mary Quinlan Park, and Selma Hughes Park in the Steiner Ranch area near Lake Travis and Emma Long Metropolitan Park not far from the 360 bridge accessible by City Park Road, which occupies a large section of waterfront opposite the neighborhood of River Hills. There are approximately 7 publicly accessible boat ramps on Lake Austin including the Walsh Boat Landing, the Loop 360 ramp, Emma Long Park, Commons Ford Park, Selma Hughes Park, Mary Quinlan Park, and Fritz Hughes Park. Waterfront property on Lake Austin has a wide range of prices from $400,000 to $700,000 for just a boat dock on Rivercrest Drive up to $13 million or more for a single-family waterfront home on the high end. The finest Lake Austin home listings typically include huge luxury floor plans, custom pools overlooking the lake, luxuriously appointed ballrooms and dens, and elegant stonework throughout the house. Between January 2009 and July 2010 sold prices for Lake Austin waterfront single-family homes averaged $1.75 million or $473 per square foot ranging from $300,000 to $5 million. In other words, most homes cost well over $1 million for the average home buyer in order to find the quality of home expected in addition to the waterfront lot. Homes are listed for sale from $600,000 to $13 million but these prices are constantly changing as supply increases and decreases.
