LS, comprising of zip codes 78734 and 78738, has blasted off from what was once
a sleepy seasonal resort town and retirement/second home getaway for Texas’ wealthy.
The draw consisted of rolling hills framing the expansive blue water of the dammed
Colorado River region known as Lake Travis. However, the average age of 60 started
to dip as families started taking advantage of the expanding school district, and
developing communities such as the gated Village of the Hills, took more organized
root close to Lake Travis’ shores.
Combining a 25-minute commute from the state capitol, dramatic natural beauty and a thriving golf and water activity community, Lakeway, Texas has managed to finesse its rapid growth with sophisticated amenities, meeting the needs of its active populace with marinas and country clubs, and serving its youth via the Lake Travis Independent School district, one of Austin’s most celebrated school systems.
Given its explosive
growth of 110 percent since 2000 to a population of 12,000, even experts would disagree
on the official geography of Lakeway. A healthy assessment would garner the area
south of Lake Travis, west of RR 620, northwest of Bee Cave, and just east of 71.
About a mile from the water within Lakeway is the Village of the Hills, an incorporated town of 2,000 anchored by The Hills Country Club. Most homes were built since 1994, encompass 2500-5000 square feet, and currently list between $400,000 and $900,000.
Outside of this pocket, desirable waterfront, access and views are eminent, and the prices reflect the lake’s proximity. As of 1/5/08, the average list price for a home in the Lakeway real estate area area was $701,848, with over 60 of the region’s 250 active listings asking more than one million dollars. The few condos with lake views start at $650,000 and even lesser number of remaining waterfront lots on the outskirts of town start at $349,000.
Residents and sellers alike will agree that the healthy prices are not just due to the allure of water, but the schools. The Lake Travis ISD hosts four exemplary and two recognized schools, and Lake Travis High rivals tony Westlake closer in to town and Round Rock to the north as a comparable to a pricey private education.
Amenities abound in the Lakeway real estate area, with development answering growth’s needs. Especially notable is the quickly expanding Summit at Lakeway, a full-service assisted living facility serving the area’s elderly, the Hill Country Galleria in nearby Bee Cave for specialty shopping, numerous harbor areas, and the Lakeway Resort and Spa, a newly refurbished 170+ room resort with generous meeting facilities, a full service spa and mega-marina complete with private charter yachts, ski boats, and public sunset cruises.
