........And, like Steiner Ranch, River Place’s elementary and middle school-aged kids attend stellar-rated Steiner Ranch Elementary, Laura Welch Bush Elementary, and Canyon Ridge Middle School, all within Steiner’s community limits (and Cedar Park High, home to both Steiner and River Place high school-age students), and homeowners enjoy parks, water access and a well-groomed country club. River Place’s club offers a 48,000 square foot clubhouse, a junior tennis academy and golf course designed in part by Austin celebrity and US Open champion, Tom Kite.
Also, its park system, complete with 50 acres of trails amongst the entire neighborhoods 1440 acres, is well-organized and abundant like Steiner, offering soccer fields, lake access, benches supplying awe-inspiring views, picnic areas and pavilions.
Yet the community definitely has its own identity. Encompassing a smaller tract where the final build out will consist of 1,200 homes and 2,000 residents, River Place also hosts its own Elementary School, River Place Elementary, opened in August 2007 (and too recent for an accountability rating) are plans are underway for a high school to be built closer to the community. The development also maintains its own Municipal Utility District (MUD), which supplies services in water, conservation, irrigation, drainage, solid waste disposal, wastewater treatment, as well as parks and recreational facilities.
River Place takes pride in the MUD and its many awards and designations, which are numerous. For instance, the district boasts the lowest ad valorum rate of any utility district of its kind in Texas and grants every household with an owner over 65 a Senior Citizen Exemption of $25,000.
In addition to this MUD rating in the top 1% in its audit and financial operations review by Standard & Poor’s, The Texas Commission on Environmental Quality rated the drinking water as highest quality available and rated the Water & Wastewater Facilities Operations as “Superior.” And despite the ongoing updates to retain this standard, water, sewage and trash collection prices remain the same.
In terms of housing numbers, River Place’s 38 current active listings start higher and stay higher than Steiner Ranch, beginning just under $400,000, with 10 homes over $1,000,000. Although construction began in 1990, most homes were built between 1993- Present, range from 3,000 to 6,000 sq feet, and list at $120-$300 per sq foot. The current assessment/ HOA fee runs $252.00 per-lot, per-year.
