Fusing a combination of probably the best views in town and a short commute to downtown, Rob Roy is best known for its many boat docks along Lake Austin, proximity to the 227-acre Wild Basin Wilderness Preserve, and St. Stephen’s excellent private school, as if the Eanes’ schools weren’t enough. In essence, as good as it gets.
Beginning in 1982, Rob Roy has had different growth cycles, with most of the original subdivision built out as additional ones took root mostly in the 90s. What they do have in common are large 1+-acre lots, and the prices. Starting at $650,000 and topping out at a whopping $5,300,000, homes in Rob Roy’s environs range from 2700 – 8800 square feet, list for $180 to well over $600 a square foot, and rarely have less than four bedrooms.
HOAs range from $250 to over $750 a year for common area maintenance. All built out neighborhoods are gated.
Schools are all part of the Eanes School District, and thus have excellent ratings. Elementary students attend Bridge Point, Forest Trail or Barton Creek Elementary schools, all Exemplary, Middle Schoolers attend Exemplary West Ridge, a US Blue Ribbon school, and esteemed Westlake High, another US Blue Ribbon School.
For private school education, Rob Roy lays just south of St. Stephen’s Episcopal School, one of the most celebrated private schools in the country. With a total enrollment of 653 students, about a quarter hail from 20 different countries and 12 different states, and thus board in one of the 10 dormitories on the campus’ 370 acres. The closest neighborhoods for day students are Davenport West and Rob Roy.
Acclaimed for it rigorous curriculum (25 per cent of the graduating class received national merit recognition, student-teacher ratio is 8:1), St. Stephen’s prides itself as the first coed Episcopal school in the country, and first integrated school in the south, as well as boasting that about 1/4 of the students are of color. Entrance is challenging – only 44 per cent of applicants are accepted – but $1.6 million in financial assistance is available to those who need it.
For nature enthusiasts, just east of Rob Roy and Capital of Texas Highway/ 360 lies the West Basin Wilderness Preserve, a 227-acre nature preserve consisting of 2 ½ miles of hiking trails through woodland, grassland, and streamside habitats. To keep the area pristine, neither pets nor bikes nor picnics are permitted. Entrance is free and the preserve hosts a gift shop/community center.
