Rollingwood, Texas
Bounded to the north by Lady Bird Lake and Redbud Trail, to the west by Westlake Drive, the south by Bee Caves Road, and east of Mopac, this pocket of 1450 people Rollingwood enjoys the prestige of nearby Westlake and its exceptional Eanes School District while sharing Tarrytown’s proximity to downtown.
A full service city working in the interest of public health, safety and welfare, the six-member City Council governs the services of Police, Fire, EMS, Water, Sewer, Streets, Court, and Parks. A contained city system, Rollingwood enjoys a very high voter turnout, and mayoral and alderman races are frequently contested. The highly visible and engaged community takes part in helping determine wastewater services and park conservation, as well as concerns on development enfringements at the city’s south border.
Concerns or not, new business development has thrived along Bee Caves Road to the south, and neighbors can now enjoy the amenities of varied grocery stores, restaurants, extensive shopping and medical services to even further the sweetness of the convenient locale.
Just three minutes to the state capitol/city center, Rollingwood offers just about anything the active homebuyer could want. Zilker Park, along with its Botanical Gardens, the setting for Austin City Limits Music Festival, Barton Springs Pool, boat and kayak rental areas and the wildly popular Hike and Bike trail, feeds into Rollingwood via Stratford from the south, giving Rollingwood a direct link to downtown.
The schools are among the most desirable in the area, rated higher than the Austin Independent School District just across Lady Bird Lake, and comparable to the city’s best private schools. ALL Eanes ISD schools enjoy Exemplary ratings (the highest rating possible).
Due in part to the city’s age (Rollingwood was founded in the mid-50s), there’s something for just about anyone, with the exception of a small price tag. Available homes date back to 1958, architectural styles vary greatly, square footage ranges from 1,915 to a whopping 10,259, and prices per square foot begin at a sensible $200 to $1,267. Of the few homes that are available, over half are listed at well over $1 million, with one modern compound perched on a cliff above the lake listed at $13 million, one of the heftiest price tags in Austin’s real estate history.
