South Austin
Home buyers will find a lot to choose from in South Austin. The district offers everything from stately pre-World War II homes, to eclectic loft housing, to comfortable suburban homes with a garage. Older neighborhoods like Travis Heights and Zilker Park/Barton Hills represent South Austin's vintage side, with Victorian, Craftsman, and Mid-Century Modern styles, while newer, more modern areas like SOCO (South Congress) and St. Edwards offer newer homes in mixed commercial-residential settings. St. Edwards is the slightly more affordable of these two neighborhoods, and tends to attract a more adventurous artistic crowd, while SOCO is known for its great independant shopping scene.
The South Austin real estate area is best-known for such family-oriented neighborhoods include Circle C and Western Oaks, which both feature a wide selection of comfortable single-family homes, though homes in Circle C tend to be a little newer and pricier.
Three of South Austin's most important shopping and entertainment streets are parallel: South Congress (SOCO), South First, and South Lamar.
South Congress begins on the Ann W. Richards Congress Avenue Bridge, the underside of which is home, during the summer, to the world's largest urban colony of bats. At dusk, Austinites gather on this bridge to watch the million or so Mexican Free-tailed bats as they wake up and fly off to hunt insects.
A mile or so south, just past the Texas School for the Deaf, South Congress the entertainment district begins in earnest. You can easily spend a day wandering among the thrift stores, antique shops, chic boutiques, cafes, restaurants, dive bars, and music venues.
Start the day with a cup of java at Jo's Coffee (1300 South Congress), lunch at Guero's Taco Bar (1412 South Congress) or Fran's Hamburgers (1822 South Congress ), enjoy a stylish Italian dinner at Vespaio (1610 South Congress), enjoy a cool dessert at Amy's Ice Creams (1301 South Congress), and finish a late night of shopping and sight-seeing at the 24/7 Magnolia Cafe South (1920 South Congress). For Sunday brunch, wedding breakfasts, anniversaries, and other special occasions, Green Pastures (811 West Live Oak) offers French and regional upscale fare in a rambling Victorian mansion, set in a shady Southern garden presided over by peafowl. And make sure to check out the food trucks, which can be found in parking lots all up and down South Congress, and for that matter, all over South Austin.
Buy a whole cowboy outfit—from hat to boots and everything in between—at Allens Boots (1522 South Congress). If your clothing tastes run more to vintage, or you just want some costume for Halloween, check out Electric Ladyland/Lucy in Disguise with Diamonds (1506 South Congress). Those for whom color is clothing is passe will enjoy the all-black selections at Blackmail (1202 South Congress).
Shop for antiques and funky collectibles at Off The Wall (1704 South Congress), Uncommon Objects (1512 South Congress), and the St. Vincent de Paul Thrift Store (1327 South Congress).
Rock the night away at the Continental Club (1315 South Congress), one of the oldest and most respected music venues in town.
After your busy day, you can enjoy a well-earned rest at the Austin Motel (1220 South Congress),
Hotel San Jose (1360 South Congress), or the Hotel Saint Cecilia (112 Academy Drive), all of which have been recently renovated and attract a celebrity clientele.
South Congress is best-known for First Thursday, a street party that occurs the first Thursday of each month. Businesses stay open until 10pm or later, free samples of food and drink are handed out, and bands perform in the parking lots. It's a great excuse to see what SOCO has to offer.
Further on down, at 3001 South Congress, you'll find St. Edward's University, a small Catholic liberal arts university that has for years received high rankings from such magazines as U.S. News & World Report and Forbes for its academic excellence, affordability, masters and adult education programs, and other qualities.
Hill's Cafe at 4700 South Congress, south of Ben White Boulevard, has been around for over half a century, and is known for its hearty, American-style fare, and for being a regular venue for country music acts.
While South First also features excellent shopping opportunities, it is best-known for a mile or so stretch of Tex-Mex restaurants, including Polvo's (2004 South First), Torchy's Tacos (1311 South First and 2809 South First), Izzoz Tacos (1503 South First), El Mercado (1302 South First), Jovita's Mexican Restaurant (1619 South First), La Reyna Mexican Restaurant (1816 South First), La Mexicana Bakery (1924 South First), Little Mexico Restaurant (2304 South First, #A), and Taqueria Arandas (2448 South First).
South Lamar is also a popular shopping and entertainment destination. The ZACH Theatre (1510 Toomey Road) is probably the most popular performing arts organization in town.
Popular bars include the Saxon Pub (1320 South Lamar), a music venue, the Horseshoe Lounge (2034 South Lamar), a dive bar, and the Broken Spoke (3201 South Lamar), a venerable Texas honky-tonk and dance hall.
There are numerous dining choices, including Mr. Natural (2414 South Lamar), the Paggi House (200 Lee Barton Drive ), Maudie's Too (1212 South Lamar), Matt's El Rancho (2613 South Lamar), and the 24/7 Kerbey Lane Cafe South (2700 South Lamar). The Phoenicia Bakery and Deli (2912 South Lamar) sells Middle Eastern foods, but really doesn't have space for dining.
South Lamar's shopping centers include Lamar Plaza, with such tenants as the Alamo Drafthouse Lamar 6 (1120 South Lamar), the new age/metaphysical World Spirit Books (1006 South Lamar), Heart of Texas Music (1002 South Lamar), and the Westgate Shopping Center (4477 South Lamar), with a Whole Earth Provision Company and HEB Central Market.
Possibly the most popular part of Austin is the area around Town Lake (also known as Lady Bird Lake). The Town Lake Hike and Bike Trail runs for 10.3 miles all around the lake, and is filled with joggers, runners, cyclists, and walkers at all hours. Barton Springs Road, just south of the lake, is the epicenter of a restaurant district that includes such restaurants as Threadgill's World Headquarters (301 West Riverside Drive), The Green Mesquite BBQ (1400 Barton Springs Road), The Shady Grove (1624 Barton Springs Road), and Chuy's (1728 Barton Springs Road).
The Long Center for the Performing Arts (701 West Riverside Drive) is home to the Austin Symphony Orchestra, Austin Lyric Opera, and Ballet Austin, while next door, the Palmer Events Center (900 Barton Springs Road) is used for trade shows, consumer shows, concerts, and other public and private functions. Directly across the street from these buildings, on East Riverside Drive, in a park called Auditorium Shores, is a statue of Texas guitar legend and former Austinite Stevie Ray Vaughan, who was killed in a plane crash in 1990.
Zilker Park, also located on the south side of Town Lake at 2100 Barton Springs Road, is Austin's answer to New York's Central Park, and includes such attractions as athletic fields, numerous botanical gardens, the Umlauf Sculpture Garden and Museum, the Austin Nature & Science Center, the Zilker Hillside Theater, the Zilker Zephyr miniature train, a playscape, canoes, hike and bike trails, and the hugely popular Barton Springs Pool, a huge spring-fed pool that maintains a temperature of 68 degrees all year.
